We obtain the name of the legal owner(s) of the property that you intended to rent from the Inland Revenue Authority of Singapore (IRAS). This is to make sure you only deal with the legal owner(s) and not any other parties.
We help you to prepare the Letter of Intent (LOI), an initial document putting forward your offer together with all your request to the Landlord and is SUBJECT TO CONTRACT. LOI is to protect your booking deposit when you withdraw your offer due to disagreement on the terms and conditions of the tenancy agreement.
Third Schedule of Stamp Duties Act Section 34(a) Tenant is the person liable to pay stamp duty on Agreement for a lease and require to Stamp within 14 days when the agreement is signed in Singapore. A late payment penalty will be imposed for not stamping on time.

Normally we will arrange for the utilities to turn on a few days before the check-in day or on the date requested by you.
On check-in day I will assist in checking the items listed on the inventory list lookup for any defect that needs to be rectified and record remarks this is to protect your interest when handing back the property to the landlord.
